<p>Different from most condominiums, when you purchase a townhouse that is part of a <a href="https://sinclairhomes.ca/blog/what-are-the-different-types-of-condos/">vacant land condominium</a>, you own the four walls &amp; roof of your home as well as the land that your house is on.</p>

If you’re committed to reducing your carbon footprint and you’ve found yourself asking, “How can I save energy during the holidays?”, read on for some helpful tips.</p>
<h2>Use LED Lights</h2>
<p>If you’ve been digging out the same old decorative lights every year, maybe it’s time for a more efficient upgrade. When purchasing lights for your home, opt for LED bulbs rather than the standard incandescent bulbs of the past. LEDs consume much less energy, are cooler to the touch, and are longer-lasting. You can even buy LED string lights that operate on a timer to ensure they shut off automatically when you’re not home.</p>
<h2>Break Bread</h2>
<p>Get in the spirit of the holidays by organizing communal dinners with friends and family to reduce the amount of energy consumed by cooking. Ovens use a lot of energy, and being mindful of this can make a difference — and it’s a lot of fun to celebrate the holidays together. Where possible, avoid preheating your oven for longer than is necessary and repeatedly checking on your food, which lets heat out.</p>
<h2>Combine Errands</h2>
<p>The lead up to the holidays can be chaotic. We recommend creating a plan of attack in advance of your commitments and making a list of what you need to buy. That way, you can make fewer trips to pick up what you need and you’ll also conserve gas.</p>
<h2>Unplug</h2>
<p>If you’re going to be away for a few days, unplug any devices or appliances that don’t need to be plugged in. Things like cell phone chargers, computers, modems, coffee makers, and cable tv boxes are some examples. The energy that is consumed by these devices, even while they are not in use, is referred to as <a href="https://www.hydroone.com/saving-money-and-energy/residential/tips-and-tools/phantom-power">“phantom power</a>” and can cost approximately $150 a year in wasted electricity.</p>
<h2>Reduce Waste</h2>
<p>During the gift-giving season, if you’re committed to easing your environmental impact, you may also want to reconsider your purchases. Each Christmas, <a href="https://www.thestar.com/news/canada/2017/12/28/canadians-will-throw-out-540000-tonnes-of-wrapping-paper-and-gift-bags-this-christmas-season.html">Canadians throw away 540,000 tonnes of wrapping paper and gift bags</a>. Where possible, wrap gifts in recycled fabric or newspapers and flyers to reduce waste.</p>
<h2>Check HVAC Efficiency</h2>
<p>Ensuring that your home’s HVAC equipment is in excellent running condition will keep your home comfortable and prevent wasted energy. We recommend that you routinely check your home’s exterior vents to ensure that they are clean and free from debris and obstructions. Be diligent in replacing your furnace filter every 3-6 months to prevent your furnace from working overtime.</p>

										<content:encoded><![CDATA[<p><span style="font-weight: 400;">When you’re buying a new build home, there are a lot of decisions to make. Making the right choices about every detail will help you create the dream home that you’ll love for years to come. </span></p>
<p><span style="font-weight: 400;">One of the most important aspects of designing your home is choosing a colour scheme, from the paint on the walls to the cabinets, and right down to your furniture. Sinclair Homes’ designer, Joanne, has helped us put together a list of things to keep in mind when choosing the colours for your new home:</span></p>
<h2><span style="font-weight: 400;">1. Determine your style</span></h2>
<p><span style="font-weight: 400;">Before you make any colour decisions, it’s important to figure out your decorating style. Do you prefer a traditional look or country feel for your home? Do you lean towards classic looks that never go out of style? Perhaps you like a contemporary or modern feel for your home. Being able to give your personal style preferences a name will help you focus your decision-making.</span></p>
<h2><span style="font-weight: 400;">2. Decide on a colour scheme</span></h2>
<p><span style="font-weight: 400;">Narrowing down the type of colour scheme you like will be helpful for making specific colour decisions. Decide whether you prefer a colour scheme with neutral browns and taupes, neutral and cool greys (this is one of our most popular choices!), or bright and bold colours. It’s also important to consider whether you prefer light or dark colours. Be sure to take your new home’s layout into account when considering colours. Joanne suggests sticking to lighter colours to help your home feel spacious in areas where there is a lack of natural light.</span></p>
<h2><span style="font-weight: 400;">3. Start with the main living areas</span></h2>
<p><span style="font-weight: 400;">Choose the colours for the walls, floors and accents in your living room and kitchen, then work your way to the bathrooms and bedrooms. </span></p>
<p><b>Expert Tip: </b><span style="font-weight: 400;">Contrast your cabinets with the countertops or flooring. The darkest colours should be on the bottom to ground the room, working your way up to the lighter colours. You can also contrast warm with cool, such as warm wood floors with cool grey furniture. </span></p>
<h2><span style="font-weight: 400;">4. Incorporate your furniture</span></h2>
<p><span style="font-weight: 400;">If you’re buying new furniture for your home, choose all of the colours for the walls, cabinets and floors first, then shop for furniture that works within the space. If you’re working with existing furniture, bring in a couch cushion, or photos of your wood furniture and accent pieces like rugs or artworks. This will make it easier to work with a designer to come up with the perfect colour scheme to match your furnishings!</span></p>
<h2><span style="font-weight: 400;">5. Add some black to the room</span></h2>
<p><span style="font-weight: 400;">One of Joanne’s favourite design tips is to add a little bit of black to each room when possible. Black accents are timeless and trendy all at once, and add a ton of style to your space. Cabinet hardware, faucets, door handles and light fixtures are all great ways to add black to a room without disrupting the rest of the colour scheme.</span></p>
<h2><span style="font-weight: 400;">6. Use the 60-30-10 rule</span></h2>
<p><span style="font-weight: 400;">If you’re having trouble getting the right proportions for your colour scheme, the 60-30-10 rule will help. The dominant colour should take up about 60 percent of the space on the walls and floors. The secondary colour is for your furniture and cabinets, and should make up about 30 percent of the space. The last 10 percent is for your accent colour, which can include things like accessories or an accent wall.</span></p>

Perhaps you would benefit from extra shelving on an island or peninsula to store and display your collection of cookbooks. Whatever your hobbies or personal tastes, you can design your kitchen to reflect your style.</p>

<p>Building your new house is a great opportunity to put your mark on your future house from day one. You can choose a layout that works for you, make sure you have the right number of bedrooms and bathrooms, and even choose details like the paint colour so your house is move-in ready.</p>



<p>However, building a new home involves many aspects that tend to go overlooked. Make sure to avoid these common home building mistakes so you can be sure you’re getting the house you’re dreaming of:</p>



<h2 class="wp-block-heading">1. Not paying attention to the details</h2>



<p>Many details and decisions go into building your new home, even if you’re purchasing your home from a selection of pre-designed layouts. Choosing the layout is just the first step. You may need to consider larger details, all the way down to the smallest items like the hardware on your kitchen cupboards. No detail should be overlooked, otherwise you risk regretting some of your decisions when it comes to move-in day.</p>

Some contractors don’t include this buffer in the total cost of your home, which means you will have to ensure that you have some money left over in your budget to cover these potential issues.</p>

<p>Choosing the right builder is more than just how much your home will cost. Reliable and reputable builders will be able to provide you with important information, whether on their website or in-person, that will help you decide if they’re the right builder for you. </p>

<li>How long have they been in business?</li>
<li>Do they have referrals?</li>
<li>What are your options when it comes to adding to existing floor plans?</li>
<li>Does your home come with a warranty?</li>
<li>Can some of the rooms in your home be left unfinished (like the basement)?</li>
<li>Is there any landscaping included in the cost?</li>
<li>Are they insured and licensed?</li>
</ul>

<h2><span style="font-weight: 400;">1. Dispose of items while packing</span></h2>
<p><span style="font-weight: 400;">Before you move into your new house, you can begin the process of getting rid of clutter. While you’re packing up your old home, dispose of items you don’t want or won’t need in your new house. Take this opportunity to get rid of items you haven’t used in years and things you’re still holding onto that don’t serve a purpose anymore.
