										<content:encoded><![CDATA[<p><span style="font-weight: 400;">When you’re buying a new build home, there are a lot of decisions to make. Making the right choices about every detail will help you create the dream home that you’ll love for years to come. </span></p>
<p><span style="font-weight: 400;">One of the most important aspects of designing your home is choosing a colour scheme, from the paint on the walls to the cabinets, and right down to your furniture. Sinclair Homes’ designer, Joanne, has helped us put together a list of things to keep in mind when choosing the colours for your new home:</span></p>
<h2><span style="font-weight: 400;">1. Determine your style</span></h2>
<p><span style="font-weight: 400;">Before you make any colour decisions, it’s important to figure out your decorating style. Do you prefer a traditional look or country feel for your home? Do you lean towards classic looks that never go out of style? Perhaps you like a contemporary or modern feel for your home. Being able to give your personal style preferences a name will help you focus your decision-making.</span></p>
<h2><span style="font-weight: 400;">2. Decide on a colour scheme</span></h2>
<p><span style="font-weight: 400;">Narrowing down the type of colour scheme you like will be helpful for making specific colour decisions. Decide whether you prefer a colour scheme with neutral browns and taupes, neutral and cool greys (this is one of our most popular choices!), or bright and bold colours. It’s also important to consider whether you prefer light or dark colours. Be sure to take your new home’s layout into account when considering colours. Joanne suggests sticking to lighter colours to help your home feel spacious in areas where there is a lack of natural light.</span></p>
<h2><span style="font-weight: 400;">3. Start with the main living areas</span></h2>
<p><span style="font-weight: 400;">Choose the colours for the walls, floors and accents in your living room and kitchen, then work your way to the bathrooms and bedrooms. </span></p>
<p><b>Expert Tip: </b><span style="font-weight: 400;">Contrast your cabinets with the countertops or flooring. The darkest colours should be on the bottom to ground the room, working your way up to the lighter colours. You can also contrast warm with cool, such as warm wood floors with cool grey furniture. </span></p>
<h2><span style="font-weight: 400;">4. Incorporate your furniture</span></h2>
<p><span style="font-weight: 400;">If you’re buying new furniture for your home, choose all of the colours for the walls, cabinets and floors first, then shop for furniture that works within the space. If you’re working with existing furniture, bring in a couch cushion, or photos of your wood furniture and accent pieces like rugs or artworks. This will make it easier to work with a designer to come up with the perfect colour scheme to match your furnishings!</span></p>
<h2><span style="font-weight: 400;">5. Add some black to the room</span></h2>
<p><span style="font-weight: 400;">One of Joanne’s favourite design tips is to add a little bit of black to each room when possible. Black accents are timeless and trendy all at once, and add a ton of style to your space. Cabinet hardware, faucets, door handles and light fixtures are all great ways to add black to a room without disrupting the rest of the colour scheme.</span></p>
<h2><span style="font-weight: 400;">6. Use the 60-30-10 rule</span></h2>
<p><span style="font-weight: 400;">If you’re having trouble getting the right proportions for your colour scheme, the 60-30-10 rule will help. The dominant colour should take up about 60 percent of the space on the walls and floors. The secondary colour is for your furniture and cabinets, and should make up about 30 percent of the space. The last 10 percent is for your accent colour, which can include things like accessories or an accent wall.</span></p>

<p>When you purchase a new build home, the standard appliances may not be the top of the line, but your builder should be able to give you options for upgrading. This is an area that’s worth the extra money. Opt for stainless steel appliances or modern matte black finishes with features like built-in ice dispensers so your kitchen has all of the modern features you need.</p>



<h2 class="wp-block-heading">2. Choose sleek, modern hardware</h2>



<p>One of the best ways to personalize your kitchen and give it an upgrade is to choose sleek, modern hardware for your cabinets and drawers. Your builder will likely have a range of options for you to choose from so that you can put your stamp on your new kitchen, even down to the smallest details.</p>



<h2 class="wp-block-heading">3. Built-in, personalized touches</h2>



<p>Do you have a collection of beautiful dinnerware or serveware that you want to showcase? Consider upgrading to glass-fronted cabinets. Maybe you’re a wine enthusiast and you’d like to show off your collection with a built-in cabinet or rack. Perhaps you would benefit from extra shelving on an island or peninsula to store and display your collection of cookbooks. Whatever your hobbies or personal tastes, you can design your kitchen to reflect your style.</p>



<h2 class="wp-block-heading">4. Upgrade to a kitchen island</h2>



<p>Depending on your builder and the layout of the home you choose, your kitchen may not come with a kitchen island, but it should be an option to upgrade. Your new build home likely has all of the lighting essentials included — a ceiling light and pot lights, for example — but you may want to consider upgrading. Under-cabinet lighting is a great way to add extra light and create atmosphere in your kitchen. You may also want to upgrade the builder-grade ceiling light to a light that fits your personality and becomes a feature of the kitchen.</p>



<h2 class="wp-block-heading">6. Upgrade sinks and faucets</h2>



<p>Upgrading your sinks and faucets isn’t just a great way to add beauty and personality to your kitchen — you can also increase functionality. Choose a faucet finish that you like, whether it’s on-trend matte black or brushed metallics, and consider whether you’d like a pull-down faucet or any other added features. When you move to a new home, especially a brand new, new build house, the last thing you want to do is fill it with clutter.</span> <span style="font-weight: 400;">If you’re looking for ways to keep your home looking curated and organized for years after you move-in, try some of these simple tips:</span></p>
<h2><span style="font-weight: 400;">1. Dispose of items while packing</span></h2>
<p><span style="font-weight: 400;">Before you move into your new house, you can begin the process of getting rid of clutter. While you’re packing up your old home, dispose of items you don’t want or won’t need in your new house. Take this opportunity to get rid of items you haven’t used in years and things you’re still holding onto that don’t serve a purpose anymore. Hold onto items that have sentimental value, but try to be realistic with what you do and don’t need.</span></p>
<h2><span style="font-weight: 400;">2. Consider whether your items will have a place in your new home</span></h2>
<p><span style="font-weight: 400;">Think about the layout of your new home. How much storage space is there for items that don’t get used regularly? Will you have space for all of the furniture you currently own? Do you have a basement or storage closet in your new house where you can keep some of your things? This is especially important to consider if you’re downsizing. If you don’t think you’ll have room for an item, get rid of it before you move.</span></p>
<h2><span style="font-weight: 400;">3. Declutter while unpacking</span></h2>
<p><span style="font-weight: 400;">The same decluttering process can take place when you’re unpacking in your new house. Go through each box and consider whether you really need each item, and dispose of any that you don’t think you’ll need. Packing up your belongings can often take months, so it’s a good idea to give your stuff a fresh set of eyes and see if anything has changed in your life since you packed up your belongings.</span></p>
<h2><span style="font-weight: 400;">4. Store special, sentimental items</span></h2>
<p><span style="font-weight: 400;">Any items that hold special, sentimental items but don’t necessarily have a space in your new home can be stored. Whether you have a basement, closet or other storage area in your new home, or you need a storage unit, don’t get rid of items that mean something to you just because you don’t have room for them.</span></p>
<h2><span style="font-weight: 400;">5. Sort items you won’t be keeping</span></h2>
<p><span style="font-weight: 400;">One of the best ways to make the decluttering process easier is to create designated piles or boxed for items that you’re not keeping. Generally, it’s a good idea to have four categories: items you’re donating, items you’re selling, items you’re keeping and items you’re throwing out. You can make this even easier by breaking your home up room by room, otherwise you may be overwhelmed by all of the knick knacks and treasures. Staying organized is the key to a clutter-free home!</span></p>

<p>Buying a new home is an exciting time. To help ensure that your expectations are met, here are three important tips to consider when buying a new home:</p>
<h3>1. Review the surrounding homes and neighbourhood</h3>
<p>Naturally, many homebuyers focus on the exterior and interior of their new home. However, it is just as important to focus on where your home is located and what will surround it.</p>
<p>New and pre-construction homes allow you to select your lot — so make sure you try to imagine, or map out, where the other homes will be located.</p>
<p>Take into account the following questions:</p>
<ul>
<li>How close will your neighbours be?</li>
<li>Will your bedroom window look onto your neighbours’ bathroom window?</li>
<li>What will be just outside your subdivision?</li>
<li>Are there schools or other amenities close by?</li>
</ul>
<p>Your home is important but where it will be located is just as important, so make sure you love all of it.</p>
<h3>2. Confirm what is included and what is considered an upgrade</h3>
<p>One of the many benefits of buying a new home is that you can discuss the building details of your home directly with the builder. However, make sure you confirm what is included in your plan, and clarify what will be considered and charged as an upgrade.</p>
<p>When you are shown a model home or showroom version, it’s easy to get caught up in the excitement of what your new home will look like. Make sure to set aside time to discuss what details you want included in your home so the builder can let you know what is part of your build and what will have to be included as an upgrade.</p>
<ul>
<li>Do you want a finished basement?</li>
<li>Is a walk-in shower considered standard in the build package you have decided on?</li>
<li>What sort of kitchen countertop were you hoping for?</li>
<li>If you change your mind about your choice of tile, are you able to switch without penalty?</li>
</ul>
<p>You deserve the home of your dreams, but it’s important that your dreams are a viable reality. Make sure to have your questions prepared so your builder can deliver your new home to you with the inclusions you want.</p>
<h3>3. Ask About the Completion Clause</h3>
<p>When purchasing a new construction, you have to work with the builder’s timelines. Many builders will let you know ahead of time when the estimated date of completion is expected, but make sure this is confirmed in writing.</p>
<p>You have the right to discuss the completion date with your builder to ensure that it coincides with your needs. A completion clause should also include a cancellation or refund clause, in case the builder does not complete the new home by the specified promised date.</p>
